There are 3 basic sets of services and skill sets you are going to receive when you hire a real estate agent to list your home for sale. I will break them down as follows:
- Amatuer: You will hire an agent that will post the listing on the MLS, possibly using their phone for photos and throw their sign in your yard. Then they will hope their phone rings and hope another agent will bring a buyer to your home.
- Professional: This is a good service that develops a smart strategic plan with you. In addition to what the amatur will do, you will have an agent with a solid network of agents and sphere contacts to help distribute the news about your new listing. They will have professional photos and possibly a dedicated landing page featuring your home. You can also expect some level of a staging consultation, a fair negotiation, a team of professionals to assist you, open houses and a basic social media strategy.
- Advanced:
- Target & Retarget Marketing - I always use the example of shoes you thought about buying, but didn't. Now those shoes show up on every website you visit to lure you back in. That is what we do with your home! Buyers click on your home then we remind them about your home for the next 10 days while they do their due diligence and get their pre-approval in order!
- Day to Dusk Image - Enhance your primary outdoor photos with day to dusk hero image. This is an eye catching, beautifully romantic touch that attracts the eye of any buyer.
- Virtual Staging - Get rid of the cold and abandon feeling and replace it with stylish furnish it with what a buyer can visualize. 83% of staged home sell for asking price or hire and 75% sell faster than those that are not.
- Floor Plans - 1 in 5 buyers would ignore a property listing completely if it didn’t include a floor plan. 93% of buyers say they are more likely to spend time looking at a property with a floor plan. Buyers want to see the property layout, to visualize the flow of the rooms, how they fit in relation to others rooms and picture their furniture inside the home.
- Item Removal - 90% of buyers start looking online, where you only have a few moments to catch a buyer’s interest.
