Tip #1: Price
It’s 80% of your marketing.
Basically, always.
Get it right, or pay dearly.
Tip #2: The “D” word
Still, by far, the best bang for your buck.
“Declutter” - and don’t “mess” around
- No mess
- No odor
- Nothing on your countertops
- Nothing religious
- No personal photos
- No crazy paint colors
None of it.
Why?
Cuz when you do?
It costs you more.
Usually, a lot more.
Or shall we say, less offers.
And lower prices.
Tip #3: Photographs
Professional only!
Pay additional for item removal if needed
Day to Dusk adds some romance
Virtual stage if it’s a fixer upper
Tip #4: Multiple Listing Services
It’s the holy grail.
There are 9 MLS’s in New Jersey
Now.
What happens when you don’t use it?
You want to “save” on commission.
But you cut out real estate agents!
88% of home buyers use an agent.
What then?
Agents refuse to show your home to their buyers.
Why an extremely low % of for sale by owners are successful
You don’t achieve your ultimate goal.
And you end up costing yourself time & money.
Strangers walking in your home at any given time.
Get your home on the MLS no matter what!
Tip #5: Networking
Your best bet is a listing specialist.
That markets constantly for buyers.
Builds a great audience and following.
Then qualifies them with a trusted lender.
Also an agent who has a network of other agents
Mostly through their broker.
Which is one benefit of working with brand names.
Like Keller Williams, because they have a ton of agents.
Who all have their buyers
Who will know about your home in a single click
Tip #6: Online Home Search Sites
As much as I don’t like them (you know who I’m talking about)
Because they sell your data, but they are effective...for now
Don’t let anyone fool ya
It’s just a checkbox in the MLS to syndicate
And they are an official broker now
Trying to eliminate good agents and jobs
Yuk!
Tip #7: Facebook Ads
The special sauce of real estate campaigns
Show your gorgeous professional photos
Pixel the interested people
FB's smart.
Let them figure it out.
(Trust me, they will.)
And re-target the buyer for 10 days.
Cause nobody wakes up one day and buys a house
So your home must stay front and center while they do research
And we are very good at that!
Tip #8: Floor Plans
Surprise, did you expect this one?
Buyers LOVE to see the layout.
Visualize the flow of rooms.
Picture their furniture inside the home.
93% of buyers are more likely to look with than without.
Increasing the time spent looking at your house.
That is good news for us, (partner ; ) !
Tip #9: Negotiation, Paperwork & Legal
The paperwork can be a nightmare.
But more importantly, hire the right team.
If you decide to work with an agent.
Make sure to find out about their team.
Some people opt not to use an attorney
And I’m telling you:
You must hire a full time real estate attorney.
A decent attorney will cost between
$900 & $1300
Trust me, it’s a worthwhile investment
Protect yourself. It’s a big deal!
And when you have an agent and…
An attorney, who are experienced negotiators
That really works in YOUR favor!
Tip #10: Proper Expectations

These are just the beginning.
How to list and purchase at the same time.
How to find off market deals.

And that's about as cool as a canker sore on the tip of your tongue.
So, yeah.
We may be extreme, but on most days?
We are dropping tons of value on our clients.
Sellers & Buyers.
And that's it.
But remember:
This is a business.
A house is most people's largest asset.
It’s not to be taken lightly.
Don’t jeopardize relationships with friends.
And especially family over it.
Also, one thing on open houses.
They rarely work for the homeowner.
They are great for the real estate agent.
Any agent loves unrepresented buyers entering their open house.
Cause they will most likely sell them your neighbors property.
Happens more often than not.
Make sense?
